Nestled within the bustling district of Gaobeidian in Beijing, the H9 Building of FUNS iTown serves as a collaborative space for two innovative entities: Weestar Studio and XINGHUI CREATIONS. Featuring exhibition spaces on the ground floor and offices for both organizations above, the building embraces its industrial surroundings, with freight tracks crisscrossing the southern facade, carrying echoes of the park’s historical legacy. Drawing inspiration from the concept of the “Continuous Landscape,” the design endeavors to blur the boundaries between indoor and outdoor realms, fostering an open and imaginative workspace.

Dialogue: Inside and Outside

Upon assuming the project, CPLUS embarked on a transformation journey, reimagining the interface between the interior and exterior environments. An open-ceilinged multifunctional area was introduced on the eastern side, replacing solid walls with expansive openings to invite natural light and garden views into the workspace. The south-facing outdoor terrace underwent a similar metamorphosis, exchanging conventional barriers for transparent glass panels, offering uninterrupted views of passing trains and moments of relaxation.

Dialogue: Vertical Spaces

Vertical connectivity defines the spatial experience within the H9 Building, as voids and window openings facilitate seamless transitions between floors. By removing sections of the second-floor slab, an inner courtyard was unveiled, harmonizing with the external garden. The strategic placement of this courtyard, coupled with staggered floor heights, fosters dynamic interactions between occupants across different levels, fostering a sense of community and spatial continuity.

Dialogue: Blank-leaving

Strategic modifications to the west facade catered to the owner’s preferences for wall utilization, resulting in blank spaces ideal for showcasing art collections and creative designs. These versatile surfaces serve not only as backdrops for photography but also as dynamic canvases for brand expression and spatial storytelling. Through a careful balance of openness and adaptability, the design encourages fluid engagement with the built environment, nurturing creativity and collaboration.

In essence, the Beijing FUNS iTown H9 Office Design stands as a testament to innovative design thinking, where architecture harmonizes with its surroundings to create dynamic spaces that inspire and evolve with the rhythm of urban life.
