Situated in Yeongdeungpo-gu, South Korea, the project by JYA-RCHITECTS embodies a forward-thinking approach to mixed-use architecture, seamlessly blending commercial and residential spaces within a compact footprint. With a focus on efficiency and spatial optimization, the design maximizes the potential of a small site while creating harmonious connections between existing and new structures.
Client Vision and Project Challenges
The clients, having previously renovated a house for office use, sought to expand their real estate portfolio by transforming a neighboring multiplex housing unit into a rental space with small-scale neighborhood amenities. Recognizing the limitations of remodeling due to tightened standards and space constraints, they opted for new construction to achieve their vision efficiently.
Efficient Design Solutions
Given the small site area, the design prioritized verticality to accommodate the required programmatic elements. The ground floor was optimized for rental space, with minimal parking provision to maximize usable area. Ancillary spaces for residential units were strategically integrated on intermediate floors, ensuring efficient use of every square meter.
Seamless Integration with Existing Structures
The design cleverly integrates the new building with the existing company building, known as ‘Dots 1’. A shared yard serves as a communal space connecting the two structures, fostering a sense of community and providing additional flexibility for various activities. The outdoor space enhances spatial continuity and expands the usable area for both buildings.
Architectural Composition and Materiality
The façade design emphasizes the relationship between the new and existing structures. Glass elements facing the shared outdoor space create a visual connection, while brick cladding provides continuity with the adjacent building. Concrete lines accentuate the interface between different materials, adding visual interest and architectural coherence to the ensemble.
Conclusion
JYA-RCHITECTS’ project in Yeongdeungpo-gu exemplifies a thoughtful approach to mixed-use architecture, addressing the diverse needs of urban living in a compact setting. By prioritizing efficiency, spatial optimization, and seamless integration with existing structures, the design not only meets the client’s objectives but also contributes to the vibrant urban fabric of the neighborhood.
